Clogged gutters can mean ice dams and wet basements later. A few inspections in the fall can prevent the expensive calls in January.
Outside
- Clean gutters and downspouts once the trees are mostly bare.
- Point water away. Downspouts should drain away from the house.
- Check the roofline. Look for loose shingles and flashing before snow.
- Check steps, railings and walkways, and plan for snow and ice removal.
- Shut off and drain outdoor water lines, and disconnect hoses.
Inside
- Have the furnace or boiler serviced before the first cold snap.
- Test smoke and carbon monoxide detectors and replace batteries as needed.
- Seal drafts around doors and windows.
- Know where the main water shutoff is, and tell your tenants.
Paperwork
- Write down who is responsible for snow removal in each lease.
- Give tenants clear instructions for reporting heat or water problems.
We also keep a printable seasonal maintenance checklist on our site. Small fall fixes mean fewer winter calls.
